Does this new year mean a new home for you? We followed the construction trail to find the most anticipated Philly homes that are coming in 2014.
309 S. Broad St., Avenue of the Arts
If anyone was going to change the Philly skyline with a residential, or partially residential, building, of course it was going to be Carl Dranoff. SLS International, a hotel and condo two-for, will stand at 309 S. Broad at a staggering height of 40 stories. “Broad Street has always been a well-traveled artery of Philadelphia, and with his new high-rise building, it’s sure to change the Philadelphia skyline,” says Seth Lamb, realtor with Berkshire Hathaway Home Services. He’s not the only one excited about the addition to the Avenue of the Arts. “I used to live at 15th and Spruce back in the 1980s and the area was not seen as a viable option for either high end apartments or condos,” says realtor Mark Wade, who leads the team at CenterCityCondos.com. “But the revival of Broad Street not only as a place to live, but also a place to play, makes the southwest corner of Broad and Spruce Streets the most anticipated condo building to hit the drawing boards in quite a long time.”
Wharton Street Lofts
1150 Wharton St., Passyunk Square
South Philly, specifically Passyunk Square, is so desirable that when the Annunciation School closed in 2012, the building was quickly swept up and set to become a new residential destination. “There’s not much left of South Philly that’s underdeveloped at this point,” says real estate agent Michael Angelina of Berkshire Hathaway Home Services. That might explain why the building at 12th and Wharton was able to go from school to lofts so quickly. According to Angelina, Turnkey Construction Services is working to have 30 of the 48 units completed by the spring of 2014. He also told us that some of the original scholarly touches – such as blackboards – will be worked into the design.
Bank Street Townhomes
7-13 Bank St., Old City
Property company Premier Access is calling the upcoming Bank Street townhomes “classically inspired, comfortably contemporary.” That’s the kind of balance you strike when you live in Old City. The exterior design looks to be fitting in nicely with the neighborhood’s classic atheistic, yet the inside will be fitted with shiny stainless steel appliances. Each of the four townhomes will have three bedrooms and four and a half bathrooms. The townhomes should be completed by the summer.
